Roofing Repairs and Maintenance Most people are more concerned with the interior of there home. They tend to react fairly fast if they have a damp spot or if the paint is starting to peel. All of these things are caused by having a leak somewhere in the roof. However, they tend to forget the original reason for it and only focus on the secondary causes.

Getting that took care of and more importantly, getting to spot it before it happens to the inside of your roof can save you hundreds of euros. Learn to lookup and perform a visual check of your roof once or twice a year. You might not realise it, but it can end up saving you thousands! How? Read on.......

Roofs are summed up by most people as just thinking its up there. Yet, full roof replacements sit somewhere in the Top 10 of large scale home expenses. So getting into the habit of looking up can stop a small roof problem from becoming a big one.

A flat roof may consist of TPO, PVC, and EPDM, to name a few. In any case, there are two certainties that homeowners and I have encountered over the last 3-4 weeks; contractor error and material breakdown.

When it comes to roofing of all kinds, especially flat roofing, 95% of all roof failures comes down to contractor error or poor installation. Of the three types of flat roofing mentioned earlier, EPDM has proven its durability, as it has been used since the 1960`s and has been a proven method of flat roofing for 40 years.

Experience is a key factor in choosing a company to know the top lasting materials as well as the competency level that is called for when installing a flat roof. Experience and competency are critical when it comes to flashing wall areas, parapet walls, heating or A/C devices (known for being on top of flat roofs) and properly sealing seams of any type on a flat roof.

When you do look up, here are some things to look for to ensure your roof (and home) is happy and healthy:

Inside the House

Sagging - Take a nice long look in the attic on a quarterly basis. Check for any sags on the roof deck (wood). Any sagging would indicate an issue with the roofing tiles or membrane underlay.

Water - Attics should be dry. If there are any signs of water, chances are you have a leak. This includes any dark spots on the wood.

Light - Can you see any outside light shining through? If so you have a seam in the roof deck that needs immediate attention. Make sure to look extra close at any venting; kitchen bath or otherwise. Often times a problem will start there.

Outside the House

Tiles - How do they look Tiles should lay flat with no waves and be consistent in color and texture. Are any shingles cracked or missing? If so, you should replace them immediately.

Roof Tile Conditions - If you're seeing a lot of them on the ground or in the gutters it means your roofing tiles have degraded. You may be able to replace some if it's one trouble area, but if the granules are scattered throughout and the roof is long past new it's probably time to replace it.

Debris - Nothing should be "loose" on a roof, so examine anything that moves up there closely.

Moisture - Water should flow down the shingles and either into gutters or off the house. If you have water staining on a dry day it's a sure sign of an issue.

Drainage - While you're at it, make sure all gutters and downspouts are free of clogging material and are functioning properly. This includes ensuring they are attached firmly to the fascia of your home.
